Construction Details

Common fee Definition charges:

  • The payment of common fee is a payment for Security, maintenance of common areas, electricity on the roads and access to – and use of facilities provided by “The Villas”.
  • The common fee is 20 THB per SQM for buildup Area& 5 Baht for the Garden Area monthly
  • Attendance as necessary to provide seasonal maintenance of the grounds at the Site to include weeding, sweeping up leaves, mulching, feeding, spraying against disease and pests, pruning and lopping of shrubs and trees, seasonal re-planting and cutting grass.

Electricity charges & Water Charges:

  • “The Villas “will charge the client 5 THB per KW electric usage. The electric meter will be read by “The Villas” employee, and a photo will be taken of the meter. The photo will be send to the client together with the monthly invoice. The meter will be read on the 29th each month
  • “The Villas “will charge the client 20THB per m3 of water usage. The water meter will be read by “The Villas” employee, and a photo will be taken of the meter. The photo will be send to the client together with the monthly invoice. The meter will be read on the 29th each month

Description of common pool Services:

  • Attendance as necessary, but at least weekly pool cleaning (2 times per week) to provide maintenance of the pool, and periodic equipment checks and water testing
  • If the buyer wishes to Take care of his pool, an amount of 1,500 BHT will be deducted from his Monthly Fees

Description of common Gardening Services:

  • Attendance as necessary (minimum 2 times per week) to provide seasonal maintenance of the grounds at the Site to include weeding, sweeping up leaves, mulching, feeding, spraying against disease and pests, pruning and lopping of shrubs and trees, seasonal re-planting and cutting grass.

Approximate times of visits:

  • During working hours (9am to 5pm Mondays to Saturday, Bank and Public Holidays in Thailand excepted) unless alternative arrangements are agreed between the parties beforehand
